Common Pitfalls of Fa
ir Housing Compliance
Few things can be as time co
nsuming, exasperating, and as expensive as defending a Fair Housing complai
nt. You will gain an understanding of how to avoid Fair Housing inconsisten
cies and pitfalls that are often unintentionally included in advertising. L
earn about the most common complaints and how an “innocent comment” can tur
n into a discrimination complaint. We will also discuss how to be “reasonab
le” with reasonable accommodation requests for parking spaces and assistanc
e animals, and the importance of following your company policies and proced
ures to maintain consistency.
How to Detect Resident and Applicant Fraud
With the i
ncreasing shortage of affordable housing in the US, there is a small percen
tage of people who are willfully providing false information or altered doc
uments to housing providers in order to try to qualify for housing. In this
session Heather Wezensky will give you tips on how to detect fraud and wha
t to look for on applications, questionnaires, resident provided documents
and 3rd party verifications. We will discuss ways t
o protect management and the owner from reportable non-compliance if fraud
is detected by an outside agency. Lastly, we will discuss how to report res
ident and applicant fraud to the appropriate government agencies if discove
red.

Heather (Staggs) Wezensky is the Senior

raska. Heather is an expert in Fair Housing practices and affordable housin
g program compliance rules and regulations and holds various affordable des
ignations and credentials such as the CPO™, FHC™, SHCM™ and AHM. She has fi
rst-hand insight into the latest affordable housing compliance trends all d
ue to her years of on-site consulting work with multiple affordable housing
programs, in addition to Heather and her team reviewing hundreds of reside
nt files on a monthly basis.
Her ability to quickly
comprehend the complex rules and regulations of the affordable housing indu
stry, allows her to assist her clients across the country to stay compliant
with not only state and federal governmental agency requirements, but also
with national and local Fair Housing laws. Heather is a member of the Nati
onal Affordable Housing Management Association (NAHMA) and the past Chair o
f their Fair Housing Committee and is the current Chair of their Education
and Training Committee, she also sits on the SHCM™ Special Advisory & T
echnical Committee. Heather was given the distinct honor of NAHMA’s Industr
y Achievement Award in 2019, and is a current NAHMA approved CPO™, BCD™ and
FHC™ Instructor.
